1. Agreement to Terms

By accessing or using the services provided by Regent Capital Ventures LLC (“Regent,” “we,” “us,” or “our”), including booking any short-term rental property through our website or direct communication, you agree to be bound by these Terms of Service. If you do not agree, please do not use our services.

2. Booking & Payment

All reservations are subject to availability and confirmation. A valid payment method is required to secure any booking. Nightly rates, cleaning fees, and any applicable taxes or service fees will be clearly disclosed before you confirm your reservation.

Full payment is due at the time of booking unless otherwise arranged. We reserve the right to cancel any reservation where payment cannot be processed or is suspected of being fraudulent.

3. Cancellation Policy

We follow a moderate cancellation policy:

• Full refund if the reservation is cancelled at least 5 days before the scheduled check-in date.
• 50% refund of the nightly rate if cancelled less than 5 days before check-in. Service fees are refunded in full.
• No refund for no-shows or cancellations made after the scheduled check-in time.

Refunds will be issued to the original payment method within 5–10 business days of the cancellation.

4. Check-In & Check-Out

Standard check-in time is 4:00 PM and check-out time is 11:00 AM local time, unless otherwise communicated. Early check-in or late check-out may be available upon request but is not guaranteed. Guests who fail to check out by the designated time may be charged an additional night’s stay.

5. Age Requirement

All primary guests (the individual making the reservation) must be at least 21 years of age. Valid government-issued photo identification may be required at check-in. The primary guest is responsible for all members of their party and any visitors during the stay.

6. Guest Responsibilities & House Rules

Guests are expected to treat each property with care and respect. Specific house rules are provided for each property prior to check-in and must be followed throughout your stay. General responsibilities include:

• No smoking of any kind inside the property.
• No unauthorized parties or events. The number of overnight guests must not exceed the listed maximum occupancy.
• Quiet hours are observed from 10:00 PM to 8:00 AM to respect the surrounding neighborhood.
• Pets are only permitted at pet-friendly properties and must be disclosed at the time of booking.
• Guests must secure the property (lock doors, close windows, set alarm if applicable) when leaving.

Violation of house rules may result in immediate termination of your stay without refund.

7. Property Damage

Guests are financially responsible for any damage to the property, furnishings, fixtures, or amenities caused during their stay beyond normal wear and tear. A damage assessment may be conducted after check-out. If damage is found, guests will be notified and charged for repair or replacement costs. We reserve the right to charge the payment method on file for damages up to the full replacement value of any damaged items.

8. Limitation of Liability

Regent Capital Ventures LLC provides properties on an “as-is” basis. While we strive to maintain the highest standards of quality and safety, we are not liable for any personal injury, loss of personal belongings, or any indirect, incidental, or consequential damages arising from your use of our properties or services.

We are not responsible for interruptions to utilities, internet, or amenities caused by circumstances beyond our control, including but not limited to weather events, utility outages, or force majeure.

9. Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions. Any disputes arising from or relating to these terms or your use of our services shall be resolved in the courts of Fort Bend County, Texas.

10. Modifications

We reserve the right to update or modify these Terms of Service at any time. Changes will be posted on this page with an updated revision date. Continued use of our services following any changes constitutes acceptance of the revised terms.
